Function
A single-function tall building is defined as one where 85% or more of its usable floor area is dedicated to a single usage. Thus a building with 90% office floor area would be said to be an "office" building, irrespective of other minor functions it may also contain.

A mixed-use tall building contains two or more functions (or uses), where each of the functions occupy a significant proportion of the tower's total space. Support areas such as car parks and mechanical plant space do not constitute mixed-use functions. Functions are denoted on CTBUH "Tallest Building" lists in descending order, e.g., "hotel/office" indicates hotel function above office function.

About Marina 106

Marina 106 is located in the dense Dubai Marina district, often referred to as the “tallest block in the world” for its concentration of supertall skyscrapers, including Princess Tower, 23 Marina, The Torch, and Marina 101. Located steps from the Persian Gulf and Dubai Media City, the area has become synonymous with luxury living, and Marina 106 seeks to continue that legacy. Designed primarily for residential uses, it will be among the tallest residential buildings in the world.

Like many of the buildings in the Dubai Marina, Marina 106 can not only be considered supertall, but also superslim. Despite its height, the building is relatively simple in design, with a single rectangular tower rising from a four-story podium. The structure offers little external ornamentation along its podium and tower. Mullions along the building’s façade provide an accent for the lower half of the tower, downplaying the perceived height of the tower. A single, uninterrupted strip of LEDs travels up the center of the building on two sides before opening up into a circular aperture at the top of the building that serves as its crown structure. Below the void at the top of the building, the highest occupiable floors are devoted to two private swimming pools reserved for residents of the tower’s exclusive sky villas. Notably, these open air floors will include full-size palm trees.

The tower’s restrained façade tastefully emphases the verticality of the building without becoming overbearing, a quality that distinguishes it from many of the other developments in the city. Its crowning ornamental feature, the circular aperture, manages to be visually engaging while remaining simple in design. This blend of visual appeal and simplicity makes Marina 106 a truly remarkable building to behold.
