Joffrey Tower is located at the northeast corner of State and Randolph Streets in the heart of downtown Chicago’s theater district and Loop retail center. Four stories of retail and commercial space—including the new headquarters for the Joffrey Ballet—provide a strong base for two, eight-story “legs” that lift 23 stories of condominiums above adjacent structures. The concrete structure of the condominiums rests on a long span steel structure responding to the program. A sculptural curtain wall of aluminum and glass creates a dynamic texture of light and shadow.
All condominium floors are elevated above the base to allow all units to have open views of the lake and city, while views into the Joffrey Ballet’s dance studios within the base enliven the streetscape and contribute to the ambiance of the theater district.
The building form was developed in context with the surroundings on State Street. The base is scaled to relate to the historic Marshall Field’s building and the Chicago Theater on either side while the tower steps back and creates a large green roof.
